The Alpine Property intelligence January 2022 Newsletter: Trends in the property market in French, Swiss & Austrian ski resorts.

The 2021-22 ski season is off to a superb start with epic snowfall across the Alps. Given that travel has been topsy-turvy, we sincerely hope you will be able to realise your plans to ski this year (if you haven’t already!).

The property market in ski resorts has prospered right through 2021. The traffic and robust enquiry levels on APi over the Christmas period and into January certainly suggest this trend will continue. Prospective buyers will have noticed that stock levels in general remain well below normal.

FRANCE

With prices rising, new developments in the French Alps are launching at pace, notably in many resorts where such opportunities have been rare in the past – we’re thinking of the Praz-sur-Arly in the Espace Diamant, Alpe d'Huez, Châtel, La Toussuire, Les Carroz, Le Grand-Bornand, and Sainte-Foy-Tarentaise.

Larger resorts are not missing this trend either. The PLU in Megève was revised in 2017, now new developments there are sprouting like mushrooms. The fabulous Antarès Resort in Méribel is now delivering the first units. In Courchevel Moriond you have the Domaine de l’Ariondaz, boldly redeveloped right by the slopes. Charming Les Gets has a handful of exciting new developments. Les Menuires has a new fast lift up to Les Masses, and the new Ydilia complex is nearby in Bettaix, which is also close to Saint Martin de Belleville.

AUSTRIA

Zell am See remains perennially popular with visitors to APi. Kitzbühel and the surrounding villages have been attracting high value enquiries, often well over the €1m range. Investment Properties in Pitztal and in the Hopfgarten / Kelchsau areas in Tirol, which have rental management and excellent facilities at lower price points – they have seen plenty of leads, mainly from German investors.

SWITZERLAND

When skiers come to the Four Valleys, they know that Verbier will test their skiing abilities. Currently, the property market here is equally competitive. New developments in this region are less common, and they sell quickly - the satellite villages of Nendaz, Veysonnaz and La Tzoumaz are frequently sought after on APi.

At the end of 2021, we were in the Jungfrau region, home to Grindelwald and Mürren. One of the most iconic regions in the Alps, it is busy all year round with visitors from all over the world to the dramatic Aletsch Glacier. Just 50km from Bern, it is served by good road and rail travel. We are delighted to add Griwatreuhand Real Estate as a new partner, who also have some rather lovely properties for sale in Gstaad.
