An iconic setting with a beautiful lake and well preserved traffic-free town centre, Zell-am-See attracts the ski crowd and plenty of summer visitors. The ski area itself is not huge, there is a good variety of terrain and and plenty on offer in the area including Kaprun, the Kitzsteinhorn glacier – open til July – and the Saalback linked resorts. A lift connection to the huge Saalbach complex is on the table, currently a bus ride is required, this would be a game changer for Zell when it happens. Even with comprehensive snowmaking, conditions lower down will usually be less favourable, however there is a reasonable range above 1400m.
What about property in Zell-am-See? To us, the Austrian property market is excellent value in the context of the rest of the Alps, resorts have made a huge effort to upgrade their infrastructure and offer comprehensive snow-making, this matters to property investors. With over 2m overnight stays annually in the region (including Zell), the rental market is a solid proposition for property owners. Property in town tends to be apartments, those within walking distance to the Cityxpress lift command a premium, some wonderful chalets overlooking the lake can be found out of town.
