Why do we favour one ski resort over another? What makes us try a new place, and go back? It is a complicated question - is it the culture, the ambience, or are there other more tangible factors?
Does the skiing suit me? Are the pistes spacious or crowded, is it big enough, does it have lots of groomed runs, are the lifts efficient and comfortable, can I be sure of snow?
Alpine Property intelligence is proud to join with Montenius Consult to present a new way to answer these questions – which is factual, unbiased and unopinionated.

• Ski Area Comfort is determined by the efficiency of the lifts, the comfort of the lifts and how much ‘elbow room’ there is on the piste •
• Snow Reliability considers the altitude, snowfall data and snowmaking coverage •
• Ski Area Value combines all these factors for one easy to recognise overall result •
An iconic setting with a beautiful lake and well preserved traffic-free town centre, Zell am See attracts the ski crowd and plenty of summer visitors. The ski area itself is not huge, there is a good variety of terrain and and plenty on offer in the area including Kaprun, the Kitzsteinhorn glacier – open til July – and the Saalback linked resorts. A lift connection to the huge Saalbach complex is on the table, currently a bus ride is required, this would be a game changer for Zell when it happens. Even with comprehensive snowmaking, conditions lower down will usually be less favourable for skiing, however there is a reasonable range above 1400m.
What about apartment and ski chalet properties for sale in Zell am See? To us, the Austrian property market is excellent value in the context of the rest of the Alps, ski resorts have made a huge effort to upgrade their infrastructure and offer comprehensive snow-making, this matters to property investors. With over 2m overnight stays annually in the region (including Zell), the property rental market is a solid proposition for property owners. With the exception of a few 2 or 3 bedroom ski chalets, property in town tends to be apartments, those within walking distance to the Cityxpress lift command a premium, some wonderful chalets overlooking the lake can be found out of town.
