Why do we favour one ski resort over another? What makes us try a new place, and go back? It is a complicated question - is it the culture, the ambience, or are there other more tangible factors?
Does the skiing suit me? Are the pistes spacious or crowded, is it big enough, does it have lots of groomed runs, are the lifts efficient and comfortable, can I be sure of snow?
Alpine Property intelligence is proud to join with Montenius Consult to present a new way to answer these questions – which is factual, unbiased and unopinionated.
“A VALUABLE NEW TOOL FOR HOLIDAY DECISIONS AND PROPERTY INVESTORS”
• Skimiles® measures the size of every ski resort by 10 specific factors •
• Ski Area Comfort is determined by the efficiency of the lifts, the comfort of the lifts and how much ‘elbow room’ there is on the piste •
• Snow Reliability considers the altitude, snowfall data and snowmaking coverage •
• Ski Area Value combines all these factors for one easy to recognise overall result •
Historic and exclusive ski resort in Austria’s largest connected ski area, Lech is among the snowiest ski areas in the Alps. Lech has a gentle range of slopes better suited to intermediate skiers, yet some of the excellent off-piste areas in the Arlberg are accessible. Excursions to the far reaches of the area, to small unspoilt Tyrolean villages, make perfect lunch stops – head over to Warth for truly abundant snow. The après-ski is more relaxed than neighbouring St Anton. Hotels rule the roost in the Arlberg and here is no exception, chalet rentals are available, guest houses and apartments present the third option.
What about ski chalets and apartment properties for sale in Lech? Property ownership rules are stricter in this part of Austria, and as is the case elsewhere in Austria, rental is a condition of ownership by non-residents. There is barely a property ‘market’ to speak of and there are no real estate agents based in Lech. The occasional 1, 2 or 3 bedroom chalet or apartment property for sale may not have second home status. Those looking to buy here are better served by new developments; patience is required, strict planning controls means supply is limited; rental yields are generally pretty good.
If Alpine property for sale in the Lech area is of interest, consider other Austrian Alp locations either nearby or further afield.
